We recently closed on a 265 unit, $12M multifamily property. This property was a smooth transaction and great acquisition. Here are 6 lessons learned, 3 from a General Partner standpoint and 3 from a passive investor standpoint.
Lesson #1 Network a ton and when they ask what you do, tell them!
Lesson #2 Aim to raise more capital than you think you'll need, 20-30% more.
Lesson #3 Follow up with your investors!
Lesson #1 Find out what good/decent returns look like in this part of the cycle.
Lesson #2 Do your homework on sponsors/ leads/ syndicators.
