In the world of business we know that solid relationships are important and many times, the key to being more successful. This is especially true in real estate. 

In the world of syndication, the lead sponsor/ operator must build those solid relationships with brokers (to find solid deals), with passive investors (to raise capital), with property managers, lenders, etc. 

But what if I told you it was just as important for the passive investors to build and sustain good relationships with sponsors? Yes, we know the importance of the SEC rules and the "pre-existing" relationships for a 506(b) offering. And yes, we know if you're an accredited investor in a 506(c) offering there doesn't have to be so much of a "pre-existing" relationship.

These days, as solid deals with good returns become less abundant, it's important to build and maintain those relationships with the experienced operators so that you can continue to get into attractive deals.
